Bangkok property market “cautiously optimistic”

Houses in outer Bangkok

This shift is driven by Thai buyers in search of better value and more spacious living options.

Past Soi 55's midpoint, the maths changes. The walk to the train gets long enough that you're relying on motorbike taxis, and at that point a unit one stop over at Ekkamai or On Nut gives you more space for the money without much lifestyle trade-off.
The buyers who regret Thonglor aren't the ones who paid the premium- they're the ones who paid it for a unit a ten-minute walk from the train.

So: still worth the premium if you're near the mouth of the soi and you'll use the walkability. Harder to justify the deeper in you go. The next section breaks it down by buyer type.

The verdict, by buyer type

For couples and singles who'll actually use the dining and nightlife, the premium near the BTS still makes sense - the lifestyle is the product, and resale demand for well-located Thonglor units stays strong. You're buying into a tenant pool that doesn't flinch at top-of-market rents.
For families needing two or three bedrooms, the calculation is harder. The large units are scarce and priced accordingly, and the school runs tend to favour Ekkamai or Phrom Phong anyway. One stop over usually buys meaningfully more space for the same money.
