Phrom Phong is the stretch of Sukhumvit around BTS Phrom Phong, extending into Soi 39 to the north and Soi 24 and Soi 26 to the south. Soi 39 is also known as Soi Phrom Phong.
Over the years, the area has grown into one of central Bangkok's most established lifestyle districts, combining upscale residential streets with restaurants, international schools, supermarkets and shopping. Emporium opened in 1997, followed by EmQuartier in 2015 and EMSPHERE in 2023. Together, the three malls form the EM District.
What's it like living in Phrom Phong
Phrom Phong is central, green and well suited to family life. Around the station, the malls and Benjasiri Park are side by side on Sukhumvit Road.
Away from the main road, the long residential sois are lined with condos, schools and small community malls. Each has its own character. Soi 39 winds north towards New Phetchaburi Road past schools, Japanese supermarkets and many of the area's condos. Soi 24 is lined with hotels, serviced apartments and condos, and Soi 26 is greener and more residential, popular with families.
Benjasiri Park opened in 1992 to mark Queen Sirikit's 60th birthday. It has a central lake, walking paths, a public swimming pool, a skate park, basketball courts and a playground, and people use it before work and in the evening. Benjakitti Forest Park, one of the largest parks in central Bangkok, is a short ride west.
Japanese and other expat families live here alongside Thai professionals who work in central Bangkok.
Eating, drinking & daily life
The three EM District malls cover shopping, dining, cinemas and supermarkets, all connected to the BTS. EmQuartier is built as three linked towers around a garden atrium, with a spiral of restaurants at the top.
Outside the malls, daily life runs through the side sois. K Village on Soi 26 is set in gardens around a Villa Market, with children's events and weekend farmers' markets. Rain Hill on Soi 47 and The 49 Terrace on Soi 49 are smaller community malls with restaurants, cafes and everyday services.
Japanese food runs from casual izakaya to fine dining. UFM Fuji Super has branches on Soi 33/1 and Soi 39, and Villa Market and Tops are also close to the station.
Families have a wide choice of schools. On Soi 31, Anglo Singapore runs kindergarten and primary to age 12, and the Australian International School runs through to Year 12. Modern International School, off Soi 39, goes from Nursery to Year 13, and there are kindergartens across the area, including Japanese-English ones.
Samitivej Sukhumvit Hospital on Soi 49 has a dedicated children's hospital and a Japanese Medical Center. RQ Sport on Soi 49/9 has tennis and squash courts, pools and a large gym, with a shuttle to BTS Phrom Phong.
Getting around
BTS Phrom Phong (E05) is on the Sukhumvit Line, with Asok one stop west and Thong Lo one stop east. At Asok, the BTS links with the MRT Blue Line at Sukhumvit station.
Skybridges connect the station directly with Emporium, EmQuartier and EMSPHERE. Motorbike taxis serve the longer sois for residents further from the station.
Soi 39 leads north to New Phetchaburi Road, and Soi 24 and Soi 26 lead south to Rama IV Road, with links to Silom, Sathorn and the expressway.
Condos & pricing in Phrom Phong
Phrom Phong has two main types of condo. Older buildings, many from the 1990s, offer large apartments that suit families. Newer projects, such as Park Origin Phrom Phong, The Estelle Phrom Phong and Noble State 39, are high-rise towers with modern facilities.
Smaller boutique buildings, such as Ashton Residence 41 with 79 units and SCOPE Promsri with 146, are on the quieter side sois. Many buildings are within walking distance of the BTS and the EM District malls.
Prices depend on a building's age, size and distance from the BTS. Buildings from the 1990s tend to offer larger units, while newer towers near the EM District are at the upper end.
